Business description

Originally established in 1992, we have developed an array of residential and commercial properties during our history and have in-house divisions across construction, finance, residential lettings & management and aparthotels.

Today our focus lies solely on the aparthotel sector, specialising in breathing new life into character buildings to deliver quality, self-contained, remote access, aparthotels (serviced accommodation) for our guests & investors.

We offer a variety of equity & debt investment structures and are keen to partner with new investors as our operation continues to expand into new markets & additional locations. Please see below for a brief description of the opportunities available:

Equity Investment

Direct ownership of an aparthotel through a variety of structures:

  • Acquisition of an operating property
  • Acquisition and development of a pipeline property
  • GDVs ranging from £2m - £5m
  • Hotel management agreement & lease models are available

Attractive risk-adjusted returns:

  • Y1 yields in the region of 7.5%, rising to 10% plus once stabilised in Y2 on a non-geared basis
  • With suitable gearing, equity may be returned to the investor on a regular basis and equity returns may exceed 10% rising to over 25% from Y3 onwards
  • Multiple refinancing and exit routes are available

Debt Investment

Provision of debt financing for either:

  • The refinancing of an operating property
  • The funding of a new aparthotel development

Standard terms:

  • Interest rates of 10% p.a. paid quarterly in arrears
  • Loan terms of 3 - 5 years
  • Secured by way of fixed and / or floating charges, subject to investment level

A combination of debt and equity structures can also be accommodated for suitable investors.
