The Campsite is laid out with 6 Glamping units and over 120 generous pitches across three fields: The first field has around 50 pitches, second has 40 and the third field has around 30 pitches.
The whole site has 12 months of use, except third field, which has 8 months of use (1st March – 31st October).
Project Pumpkin has overseen a doubling in revenue since the current ownership in the mid 2010s, increasing from c. £260k to c.£560K Year Ending Oct 2022 (with Hospitality VAT at 12.5% for part of the financial year, instead of 20%).
The business suffered no decrease in turnover during the Covid-19 pandemic. Recent accounts have shown that the business has surpassed pre-pandemic trading with turnover reaching close to £560k.
Turnover could potentially be increased through the addition of online marketing in conjunction with a focus on the business’s top-selling services and the development of key client relations.
There is a further field onsite, which is not developed, this could accommodate a further 12 generous Fully Serviced terraced caravan
pitches/glamping units, or alternatively Lodges/Statics.
The business benefits from a CLUD (Certificate of Lawful Development) that permits the installation of static Caravans/Lodges for holiday use. There are architect drawings available in this Information Memorandum that show a representative example of how lodges could be laid out across all four fields.
